Recently, I received a copy of my personal credit report. To my surprise, I found several inaccuracies: loan balances that had already been paid off were still listed, my address information was completely incorrect, and there were unfamiliar phone numbers associated with my profile. 🚫 


It's crucial for everyone to obtain a free credit report from Equifax and TransUnion to ensure accuracy before applying for a mortgage 🏠 or after a refinance involving debt payouts. 💳 The sooner you do this, the better your chances of finding and rectifying any errors on your credit file. 📈 


Understanding the Creation and Updating of Your Credit File 🗂️ 

The very first time you apply for credit, such as a credit card 💳 or a loan 💵, the creditor will inquire about your credit with Equifax and/or TransUnion. When they do this, they provide the Credit Reporting Agencies with your information, including your address 📍, telephone number 📞, employment details 💼, name and birth date 🎂. Your credit file is then created based on this information. If any of this information is incorrect, it can remain on your credit file until you take action to correct it. ✅ 

As you continue to apply for credit cards, lines of credit, loans, or mortgages, the information you supply to creditors will update your credit file accordingly. However, if any mistakes are made by the new creditor, these errors will be added to your credit file. ⚠️ 


Why Accuracy Matters on Your Credit File 📋 

  • Incorrect Address Information: If your current address is wrong, a potential mortgage lender will question the discrepancy and may conduct further inquiries, such as pulling mortgage titles to confirm property ownership. This can significantly delay your mortgage approval process. 🏠⏳ 

  • Incorrect Phone Numbers: An incorrect phone number can lead to delays in your mortgage application, especially if there is a fraud alert on your file. Creditors will use the phone number on the credit report to verify your identity. 📞⚠️ 

  • Incorrect Names or AKA (Also Known As): Errors in names can cause delays and may even result in multiple credit files for you, leading to further complications. Lenders will also inquire about any other names listed on the credit file, which can be especially problematic if there has been a last name change. 🔄❌ 

  • Incorrect Debt or Loan Balances: If your credit report shows an outstanding loan balance that has been paid off, the lender will require confirmation of the debt's repayment before closing the mortgage. Locating this information can be challenging if considerable time has passed since the debt was paid. 💵🕵️

As you can see, there are numerous reasons to regularly check your Equifax and TransUnion credit reports. It's not just about the credit score. You can file a dispute with Equifax and TransUnion online. Although the process may be somewhat tedious, it is ultimately worth it. 👍
